How the down payment requirement is calculated
Required down payment = Home price × 10 % Max home price your down payment covers = Down payment ÷ 10 %
Norway's lending regulation normally requires at least 10 % down payment when buying a home, regardless of where in the country the home is located or whether it's a first or second home. The remaining at least 90 % can be financed with a loan, provided the debt-to-income ratio is also within the limit.
Note: Some banks require more than 10 % in practice for certain customer groups, and the loan approval itself also depends on debt-to-income ratio and ability to pay (interest rate stress test) — see the debt-to-income calculator. A guarantee from family or BSU savings can in some cases supplement the down payment. This calculator applies to Norwegian lending regulations only.

Frequently asked questions
Is the down payment requirement different for a second home?
No. The former special rule of 40 % down payment for a second home in Oslo has been removed — today the same 10 % requirement applies to all home purchases, regardless of home type or location.
Can I use BSU savings as down payment?
Yes, saved BSU capital counts as down payment on equal footing with other savings.
What's the difference between this and the mortgage calculator?
The mortgage calculator assumes you already know your down payment and the home price, and shows the monthly payment. This calculator answers an earlier question: how much down payment you actually need to save, or how expensive a home you can already look for.
What is loan-to-value ratio, and how does it relate to the down payment requirement?
Loan-to-value ratio is the loan's share of the home value (the opposite of the down payment share) — a loan of 90 % of the home price gives a loan-to-value ratio of 90 %. The lending regulation's 10 % down payment requirement means in practice that the loan-to-value ratio normally can't exceed 90 % at purchase.
