How the maximum home price is calculated

Max loan (income) = 5 ร— annual income
Max price (down payment) = Down payment รท 10 %
Max home price = the lower of (Max loan + Down payment) and Max price (down payment)

Norway's lending regulation sets two main limits on how much you can borrow for a home: the loan normally can't exceed 5 times the household's total annual income, and you normally need at least 10 % down payment of the home's purchase price (lowered from 15 % as of January 1, 2025). The calculator works out the limit from both requirements, and uses the lower of the two as the result.

If you have little down payment, the down payment requirement will often be what limits how expensive a home you can buy. If you have high income and little down payment, it can therefore pay off to save more before buying โ€” the calculator above shows which of the two requirements is actually the binding one for you, and if applicable, how much more down payment is needed to reach the income cap.

Important: This is a simplified calculation based on the lending regulation's main rules (max 5ร— annual income, at least 10 % down payment). The bank's actual loan offer also depends on other debt, ability to pay (the bank stress-tests with at least 3 percentage points higher interest, but in any case at least 7 % interest), and your overall finances. Frequently asked questions

Why is the down payment requirement 10 %?

The requirement of at least 10 % down payment is set in Norway's lending regulation (lowered from 15 % as of January 1, 2025) and is meant to contribute to financial stability, by giving home buyers a buffer if home prices were to fall. The requirement applies to most mortgages, with some exceptions for first-time buyers in certain cases.

What does the "5 times income" rule mean?

The rule states that your total loan (including mortgage and other debt) normally shouldn't exceed 5 times the household's gross annual income. This is one of several requirements the bank must follow when assessing how much they can lend you.

Can the bank reject a loan even if I meet these requirements?

Yes. The lending regulation's requirements are minimum requirements the bank must comply with, but the bank also does its own credit assessment based on ability to pay, other debt, fixed expenses and credit score. You may therefore get a lower loan offer than this calculation shows.
